HIPs

Home Information Packs (HIPs) are now required for every property sold in the UK, whatever its size.

As as person selling a residential property you are now required by law to provide a HIP to a potential buyer when you put your property on the market. The pack includes title documents that prove you have the legal right to sell your home as well as some of the searches that will need to be undertaken and an Energy Proficiency Certificate.

Some buyers will rely on the HIP you have provided, others may need to obtain their own searches or additional reports and so it may be that you will have to make arrangements for your buyer's inspector to visit your property.
